How to use these tools
Every calculator produces an educational estimate built from two things: the inputs you provide and a set of typical assumptions (for example, standard closing-cost percentages, common vacancy rates, or default expense ratios). Those assumptions won't match every situation. Before you rely on a number:
- Verify current figures at the source. Interest rates, tax rates, insurance premiums, and fees change constantly. Confirm today's numbers with a lender, your county assessor, an insurer, or another primary source.
- Treat outputs as ranges, not guarantees. A calculator can't see your credit, local market, or the specific terms a lender will offer.

How we keep them accurate
Each calculator is built on a documented method: we state the formula it uses and the default assumptions it applies, so you can see exactly how an estimate is produced. Where a tool relies on typical figures — such as standard cost percentages or default rates — we source those assumptions and note them on the individual calculator page.
We review the calculator suite on a schedule and after any change to the underlying formulas or default assumptions, and we display the last-reviewed date on each tool.
