A closing agent is the neutral third party who handles all the paperwork, money transfers, and legal details on the day you officially sell your home. They’re the referee making sure both sides follow the rules and everyone walks away with what they’re owed.
What a Closing Agent Does
The closing agent coordinates the final steps of the real estate transaction. They prepare the closing disclosure (the detailed breakdown of who pays what), collect funds from the buyer and lender, pay off your existing mortgage, distribute commission payments, record the deed with the county, and hand over the keys.
They also run the title search to confirm you have clear ownership, arrange for title insurance, and make sure all liens, taxes, and HOA dues are settled before transferring the property.
Who Serves as Closing Agent
It depends on your state. In some states, a title company handles closing. In others, a real estate attorney is required. Some states use escrow companies. A few allow the buyer’s or seller’s agent to handle the closing with a title company doing the backend work.
The closing agent is supposed to be neutral — they don’t represent the buyer or the seller. Their job is to execute the transaction according to the terms both parties agreed to in the purchase contract.
Who Picks the Closing Agent
Local custom dictates who chooses. In some markets, the seller selects the title company. In others, the buyer chooses. This is negotiable in the purchase agreement. Whoever picks the closing agent doesn’t necessarily pay for their services — closing costs are allocated separately.
What It Costs
Closing agent fees typically run $500-$1,500 for a standard residential transaction. Title search and title insurance are separate charges on top of that. In attorney-required states, legal fees add another $500-$2,000.
