A pocket listing is a home for sale that never hits the MLS — the agent markets it quietly through their personal network, private contacts, and word of mouth. It’s the VIP section of real estate, and it’s not always as glamorous as it sounds.
How Pocket Listings Work
Instead of putting your home on the Multiple Listing Service where thousands of agents and millions of buyers can see it, your agent markets it privately. They might share it with select buyer agents at their brokerage, mention it at networking events, or promote it through exclusive client email lists.
The home won’t show up on Zillow, Realtor.com, or any public search portal. No yard sign, no open houses, no MLS listing — just discreet, targeted outreach.
Why Sellers Choose Pocket Listings
Privacy is the main draw. Celebrities, public figures, and high-profile divorces often prefer pocket listings to keep the sale out of public records and media attention. Some sellers don’t want nosy neighbors knowing their asking price or financial situation.
Testing the market is another reason. A pocket listing lets you gauge buyer interest at a certain price point without the stigma of publicly sitting on the market or taking price reductions that show up in MLS history.
The Downsides
Limited exposure almost always means a lower sale price. Studies consistently show that homes marketed on the MLS sell for 5-15% more than off-market properties. Fewer eyeballs means less competition, which means less urgency from buyers.
NAR’s Clear Cooperation Policy (adopted in 2020) requires agents to submit listings to the MLS within one business day of publicly marketing them. This has made true pocket listings rarer, though some agents find workarounds through “office exclusive” programs.
Should You Go Pocket?
Unless privacy is genuinely critical, you’re probably leaving money on the table. Full MLS exposure generates the most buyer competition and typically delivers the highest price.
