How to Compete Without Losing Your Shirt
Get pre-approved, not pre-qualified. A pre-approval letter from a reputable local lender signals you can actually close. Some listing agents toss pre-qualified offers straight in the trash.
Be strategic with escalation clauses. An escalation clause automatically raises your offer in set increments above competing bids, up to a cap. Example: “I’ll beat any offer by $2,000, up to $385,000.” This keeps you competitive without blindly overpaying.
Limit contingencies carefully. Waiving the inspection contingency scares most financial advisors, and rightfully so. A middle ground: keep the inspection but agree to only request repairs over a certain dollar threshold (say, $5,000). This protects you from catastrophic surprises while reassuring the seller you won’t nickel-and-dime them.
Offer flexible terms. Let the seller pick the closing date. Offer a free leaseback if they need time to move. Sometimes flexibility wins over a higher price.
